JW Builders is owned and run by John Woodcock.

  
        

John is a qualified bricklayer.  He has  his City & Guilds advanced craft in brickwork also an NVQ 3 in building maintenance. John has been involved in the building trade since the age of 16 giving him 31 years experience. He started JW Builders 7 years ago and it has very quickly grew having won some major contracts with Bridgnorth council and Spire Health Care (formely BUPA Hospital's ) NHS for Sandwell, we now specialist in doing property maintenance, alterations, and extensions. We have a small team of reliable fully trained tradesman; we also have a couple of apprentice under our wing.

John has a very much hands on approach to all contracts to ensure, that you our customer's are given our undivided attention from start to finish, We do this by providing you with your own foreman who will over see you job from start to finish. With daily input and visits by John

John also spends time training and mentoring others, who wish to learn the trade.  Over the past  few years he has trained a number of Apprentice's who have gone on to work independently for themselves.

When you contact us, we will arrange a time that suits, we will then visit your property - then we will send you a written quotation, this can be sent by e mail or post.

We work off the BCIS pricing book and also use the HBXL estimator software, thus you are never over charged on a job.

 

If you agree to go ahead with the work then we will then send over a written contract by email or in the post. This protects you and us.

All quotes are fixed when given and will not change unless the specification of the job changes. we pride ourselves in keeping to all our quotes.

 

We do charge VAT.  Vat is charge on all building materials used. Thus you are always paying Vat.

However we remove this vat and add it at the end of the job. thus you only pay Vat once.  

 

Building and construction work is usually VAT standard-rated at 20%

but some alterations you make to a disabled person's home may qualify for zero-rating.

Any construction work on an ordinary house or flat that isn't listed in the table above is always standard-rated at the current standard rate. This would include, for example:

  • building an extension, annex or granny annex
  • converting a loft

If you are thinking of having some building work done on your property, you will also be thinking about appointing a builder to do the work. Choosing a quality contractor to build a new extension or do internal alterations is very important. Everyone has heard horror stories about "cowboy builders" and the havoc they cause.

Always endeavour to use builders or tradesmen who are members of trade associations. There are no guarantees about the quality of their work but most should be reputable. These associations carry out checks on the builders before they gain membership status, therefore minimising the risk of choosing a "cowboy builder". All the associations have a code of conduct that members adhere to. There are a number of Builders Trade Associations, the following are the most common.

  • Ask the builder for references and names of previous customers, try and speak to them and look at the work if possible

  • Get written quotes from two or three different builders

  • Ask for work to be covered by an insurance-backed warranty

  • Be clear about what you want done and ask for a written specification and quotation

  • Agree any staged and final payments before work starts

  • Avoid adding to the job or changing your mind halfway through, this leads to delays and extra costs

  • Avoid dealing in cash

  • If problems arise, speak to the builder straightaway: use the trade associations mediation and arbitration service if necessary

  • Look for a trade association member

  • If your work is complex ensure you commission a comprehensive set of building plans and specification, this will further cement the contract between you and your builder

  • Many architects/agents will also provide a site supervision service if required.
